Commercial Design Limited to Floor plans, Site plans and Small alterations.
SITE VISIT/ CONSULTATION
Meeting at the site to discuss your project and generate design ideas, answer questions, identify any potential problem areas, look at the structure, zoning and design process. – Site Visit Fee – $100 for local
AS-BUILT DRAWINGS
Starting your project with the most accurate As-Built plans is very crucial.
As-built drawings are a set of drawings or blueprints that are drawn to scale and document a building’s existing layout & structure.
It shows the different parts & systems that make up a building and is usually focused on the architectural elements of a structure.
CONSTRUCTION DOCUMENTS
• SITE PLAN: Based off of tax maps and site measurements
• EXISTING FLOOR PLAN: Demolition areas. Existing electrical and mechanical systems.
• NEW FLOOR PLAN: All new improvements.
• SECTIONAL AND DETAILS: Cross sections and details of construction.
• ELEVATIONS: NORTH, EAST, SOUTH, WEST
• ELECTRICAL AND MECHANICAL PLAN: basic showing lights, switches and outlets.
• FOUNDATION PLAN: Concrete footings and walls. Piers and slabs.
• FLOOR FRAMING PLAN: Lumber sizing, beams, headers, hardware. Window and door schedules.
• ROOF FRAMING PLAN: Ceiling joists, rafters, eaves, roofing, hardware.
* Coordinate with Engineer for Lateral and Gravity Loads.
PERMITTING
Permitting services are available for a fee. Once the permit plan set is ready, we complete all required application materials, make all required submittals at the municipality – ensuring plans have been routed to the correct parties for review. Taking care of the permitting process so the client just has to pay the permit fees.
